Garden room specialists

Your garden room project might seem like a long journey but the first step is easy to take - and it will probably cost a lot less than you think. We produce garden room plans for some of best builders around and we also work direct for homeowners who want to develop plans for their project independently of builders. Architectural survey

Survey

The first step in our process is to carry out a survey. An architectural designer will be appointed to work on your project and that person will visit the property to carry out the survey. During the survey our architectural designer will measure the building, take some photos and have a consultation with you/the homeowner(s) to clarify our brief.

Loft Conversion Planning Drawings

Planning Drawings

Having completed a survey our designers will then start work on an initial set of drawings showing the building as it exists now and as it is proposed to be after the building works are complete. These initial drawings are referred to as Planning Drawings. Our architectural designer will consult with you about the design and make changes as necessary until you are happy to approve these drawings for onward use.

Planning Submissions

Planning Submissions

When you are happy with the Planning Drawings, and approve them for onward use, we will submit them to the local planning authority on your behalf as part of a planning application.

Building Control Drawings

Building Control Drawings

After planning consents are secured our attention turns towards the requirements of your builders and gaining Building Control approval. The Planning Drawings are not sufficient for those requirements, they need to be further developed to include construction details and those updated drawings are the referred to as Building Control Drawings. Before Building Control drawings are produced information about structural elements are normally required which comes in the form of a Structural Design produced by a Structural Engineer. We can source this for you or you can provide it to us from a supplier of your own choosing.

Building Control Submissions

Before any construction work begins the Building Control Drawings and the Structural Design should be submitted to Building Control for checking and approval. Often builders prefer to make these submissions themselves but if you would like us to make the submission for you then we will.

Builder Support

Builder Support

Appointing a builder, agreeing start dates ect is something you will do independent of us. We will advise you to put the job "out to tender" once the other stages are complete. Once you have selected a builder and work begins on site we will of course still be available to you and your builder to answer any queries that you may have.

Most of the time preparing to build a garden room is a straightforward process with a predictable outcome. There are however situations where this is not the case. Some garden room projects are complex and planning restrictions may even prohibit the development taking place at all. Therefore our approach is to offer our services in a way which is adaptable and so is capable of dealing with the various issues you may face along the way.
